… Cap Rate, COC, AAR.What is the compounded return of this investment over time?

Primarily because home prices in the area are expected to flatline / deflate/ correct,  but also because the property was built in the 50s and more serious deferred repairs and maintenance are starting to compound.  

The rich are the ones who invested early in them.I used to be under the impression that you make money investing in stocks and thru' compounding. 

(I realize that my calculation is only simple addition, when the real inflation is compounded and much higher than 116.8%.)  

I understand that there will be impact to the compounding of the TSP funds that I pull out for the loan, but I am speculating if I can buy the right real estate deal, it may offset that impact and get me on the path to accumulating more real estate via BRRRR that will more than compensate in the long term.This would be a general loan from my TSP to fund the down payment for the bigger loan to buy the property .Has anybody had either good or bad experience with this?

@Dan Bowe, if the broker lies to you, he risks losing out on your potential offer. 

This interest can compound over time, reducing the net cash value available for investment.Restricted Investments: The growth rate of the cash value in a whole life policy is often lower than the average return on real estate investments.

It is much better to grow your equity in a compounding way and the transform it into cash flow when you want to.

It is amazing how much these brick walls can bow out before actually failing, and it may be decades, but eventually they will.
