Here’s MY general feeling; if a MHP isn’t TOH, or I can’t easily switch from POH to TOH, then I might as well purchase an apartment complex and have less problems.

This sounds complex, and if the conclusion you're coming to is mortgage fraud, I would not recommend it.

It is more complex and has added requirements such as a formal set of books just like a corporation. 

This is a complex topic and I could go waaaay into the weeds on brands but the bottom line for the overall topic is that you can't transfer the listings to a new owner without breaking terms of service. 

Amenities also drive demand to a rental and its much easier to have something like a pool if you are in a complex.

Having a group of friends living in an apartment complex creates a sense of community and reduces turnover.

@Tyler Speelman Your strategy to assist your sibling with a down payment while minimizing tax liability is creative but comes with complexities.

Also I agree with another post before regarding the complexity of structuring a deal like this, which would also turn me off especially if I was just getting started.

.- I live in Raleigh, 10-50 unit complexes will be hard to come by unless you're okay paying a premium.
