Focus on long-term rentals in affordable markets with reliable cash flow, and steer clear of high-cost flips, lower-class properties, or overleveraging in areas that rely solely on appreciation.Good luck!

While there are great wholesalers out there (not dissing the wholesale community per se), they are not in this for you. 

@Jamie O'Connell I already did and noticed the comps ;-) But a true investment property appraisal should be mostly based on the income approach.

Cities and communities are also cracking down on people using homes for this.
