I've found that having a good team of people who trust each other, stay in their lanes, and communicate are the biggest reasons we have succeeded.

I will say that communication with OpenDoor is much better than that of other institutional sellers I've worked with.

The worst lenders I have dealt with are the ones with underwriters in one time zone and origination department in another, branch manager in another that don’t communicate well with each other and end up over-promising while not being able to deliver.

Also price is irrelevant if you dont have a good team and a good contractor who you communicate  well with. 

The best way to feel out the type of lender you will be dealing with is by seeking referrals and communicating directly with them during the origination process.

However, if they are still considered a short-term guest under lodging rules, you may have more flexibility, though the specifics can depend on local regulations in Seattle.Since this can become a legal gray area, I recommend documenting all agreements, payments, and communication with the guest.

Here's how I see the strengths of Podio:- it does CRM, Project Management, collaboration, and communications--all in the same system.
