One of the ways I use to combat this is pull up all of the comps from the different site, trulia, zillow, homes, etc.

Rental rates have dropped significantly and there are a ton of rentals on the market here, but there are some strategies that can combat that.  

Keep in mind that this was a one off incident with a guy who had been on several combat tours and was a great human being otherwise but he got a little drunk and peed in public.

I've know of people with very severe infestations who used it and it got rid of every roach and quick.Also, Have personally used Combat (the little baits you get at the grocery store) and had great success with a severe infestation in a home I once bought.

However, we would normally see a "Wage Inflation Spiral" which means that as prices increase, you would ask your boss for a raise to compensate, but then the fact that you are spending makes prices rise again, which then means you ask for another raise to compensate again..... and so the Feds raise interest rates to combat rising inflation.Amoung prices that are rising, will be Rents.

Income etc....Besides those my biggest thing I avoid in a tenant is any sign of aggression or combativeness.

The Cleanspace system is awesome but if you can't afford there services, the steps used and or even the use of 6 mil plastic will help a lot in combating the problem of a moisture laden crawl space.  

Do you guys see a slow down in the flipping craze anytime soon, and does anyone have any strategy in combating this influx of new flippers?

The only way to combat that was to set the price below the competition.
