You might come up with a clever way to talk to the tenant upstairs to see that unit before contacting the seller or realtor.

So the clever way to gain control is to get as many votes as possible.

I am kicking myself for not taking out equity of the first home before moving, and I know it wasn't the most clever thing, but it is what it is.

The benefit is that you isolate the liabilty of one property to that one property - so if you're getting sued by a tenant they sue the owner of that property, and if that owner is an LLC that only owns that one property, your exposure is only that one property.However, there are loopholes that a clever attorney can use to get around or through the corporate veil.

And this does take a LOT of work to do--you have to clean and prep your whole house, lock up stuff you don't want sitting out, put out guest sheets and towels and other linens, etc.
