Never had an issue in the past with a tenant of 10+ years but they recently moved out and we are trying to figure out the best way to add something in the lease just in case someone goes nuts with utilities(tries mining crypto or something that would run up the bill a crazy amount).

Or put it into crypto or something if you want to play the high-risk/high-reward game.

On top of that, is the external contractor you've chosen familiar with tenant occupied properties?

I use a lot of different cards based on the best categories on my spending for cash back/miles, but one under the radar for rental investors that gives 5% cash back on up to $2,000 spending per quarter on utilities category when chosen is the US bank cash+ card.I max out on utilities spending with the card every quarter.

I would not be anywhere near where I am today if I had chosen not to go through a program.

I've tried a few softwares - RentRedi, Innago, and Baselane to name a few and have chosen to stick with Baselane.

I have also explored Puerto Rico as many crypto companies and young millionaires are moving there.

I understand that California may not be for everyone, especially if it’s outside their affordability (careful with most of the naysayers, these are usually people who don’t own or can’t afford to invest here) I also understand that there are deals everywhere and one must feel comfortable in their chosen area of investment.

Do you recommend any absolute hard and fast rules to hold the company to or essentially interview them and then if chosen, let them do their thing?
