Although, there are plenty of bad characters out there who act like they are investors and have no intent to buy, and don't disclose if they are even capable.

Finding vintage items that relate to your area and old photographs can add a lot of character as well.

If you want to work with strangers and nefarious characters that you can't, don't or won't trust, sure get their ID and presume they're going to scam, fraud, assault or kill you. 

Dave Ramsey is fantastic as a commentator, but on this issue the advice attributed to him is flat out wrong.
