Evaluate the situation to see if you could have done anything differently to mitigate the loss and implement changes to your processes, but know that this happens and hoepfully just not too close together.

You should always require them to add you to their policy as "additional insured" or "additional interest" and you will be notified if they cancel or change their policy.

This will also change from community to community.

One of those is not in an LLC so I need to change that going forward. 

You don't need to use pure white - actually you can use any color, though lighter is easier - but you do need to use a paint brand and color that's not going to change.

They've changed formats a bit, to one that is a free happy hour and I've not been to that.
