For practitioners in the real estate industry, the biggest challenge is not just the difficult work, high risks, or immense pressure, but the necessity to learn to let go of complete control over outcomes.

Unfortunately most CPA's have not lived through more realistic income tax bracket environments such as the 50s 60’s 70s and 80s……so what I’m saying here is not something that most investors, business-owners, high net worth families, or REI investors are thinking about.

Large apartment complexes flooded the market with inventory and are offering crazy incentives and amenities that crush the small landlord which can make finding a tenant challenging and often for less than market rent.

By year end I will tackle a MF, value add with my son that would be sweet if we can swing the coop/tic (handling the finance challenges is the hurdle) so he ends up with a unit at below 50% of retail.  

As others said out of state can be more challenging based on location but local or out of state both can be done. 

What are some areas in the state that wouldn't present any challenges in finding a tenant? 

It's going to be challenging to find another house hack with as low of a monthly payment as you currently have, given the low interest rate.
