I suggest you check out Chad Griffiths and Jonathan Hayek.  

Each programs have different requirements so it'll be important to check.

I recommend checking the areas near University Circle for that reason, but there are some spots not far from there that can be rough, so do your due diligence.

Check out property prices, rental demand, and cash flow in the areas you're considering.

Check the comps see what long-term rent is going for.

Like you said , anyone can check the history,  I do have cameras installed and I do check twice weekly, it's not too far from my primary home . im a first time investor, is it ok to DM the listing to see if I'm missing something?  

Check out passive pockets and see what reviews are there.

If your listing checks some of their boxes, but not all of them, FF will let you know about an "unmatched housing request" or possibly a "general hosuing request". 

I think a lot of these folks are selling the illusion of secret techniques to get new investors to write a check.
