They did a fantastic job with my cabinets and kitchen island, making my space look fantastic.

These are 1 bedroom/1bath units, 650sq ft, priced under $700 a month so I dont think its competition from the newer buildings that cant afford to price rent so low.We maintain the units very well and have recently renovated a bunch of them with lvp flooring, new cabinets, etc.

Est ARV is 100-120K (good school district and solid B neighborhood).I haven't walked it yet (I will next week), but according to seller, it just needs paint, flooring throughout, new kitchen countertops (possibly cabinets too).

The kitchen has become a place to showcase counters, cabinets, islands, appliances, fancy accessories like pulldown shelves, cabinet handles, lighting, etc.

Perhaps you could paint the kitchen cabinets and add granite. 

I know you think of the kitchen remodel as a "considerable cost", but often times old cabinets can be refurbished by painting them and possibly changing hardware.

I actually really like the flat profile white thermofoil cabinets.

Search for RTA cabinets in your market. 

New floors, appliances, cabinets, bathrooms, etc.
