I made the submission then about 2 days later.. get a e mail Hey we love it your approved subject to a few due diligence items next step is to send of 10k .. well this was a multi million dollar deal ..

Are there still deals to be found by a new solo investor in LA?  

It takes a long time to find an off market deal.

Fast forward a few years we are we financially free via house hacking and owning small businesses (leveraging our house hacks as collateral). 

I purchased a rental unit and did some private funding in 2016, and I will probably expand this business by doing more deals.

This is a relationship-based business.

Either you feel its ok and no big deal or you recognize the pure degrees of despicable disgust. 

I was hoping someone with some experience would be able to answer a few questions I have, such as: What kind of deal finding strategies are most efficient in areas like these?
