Stock Brokerage firms don't want you to know that you can invest in things other than stock-related investments, but a true SDIRA can really take your real estate investing to new heights.

Had those funds been in a traditional brokerage I'd have gotten some return on them.

There may be some products available through a brokerage that requires less, but you may need to do a little digging. 

To transact real estate on behalf of another person, you need to have a real estate license and hang it with a brokerage.

Not how much but do they collect directly from tenant or does money go to landlord/owner then they pay broker/agent?

Most big commercial brokerages do not share commissions, so if a deal is sent to you by an agent who is not the listing agent, you may have to comp them.That being said, your goal is to network and meet every broker in the market, so when a deal hits their desk, you are one of the first they call.Tell your real estate agent to bring you off market deals, or any deals that they list.
