I invest in a couple states and I also am a agent in new jersey. my rule of thumb for a client is when they say I'm hoping for in a sentence describing a property I dive a little deeper into there goals because it sounds like they are trying to fit a square block into a round whole.

DO NOT dispose of flushable wipes of any kindinto the toilets or drains.

Only choose houses in the blocks that you really want and know you will have to overpay to get it this way.Are you looking for a done house or a rehab one for yourself? 

Sometimes I question whether there is some real estate investor challenge I am unaware of where investors actively try to one up one another with new ways to toss their money down the drain. 

One is a 2bed/2bath completely renovated and the other is a cinder block house 2 bed/1 bath that needs minimum updates.

We just keep running into road blocks on this deal with lenders. 

It can be draining if you work all day, then need to drive 2hrs after work and spend 4-5hrs working at the house and then 2hrs back. 

The you drain all of your savings unless you have more and how will you pay your taxes and insurance?
