If the home is on septic that's a whole other ball of wax to deal with: stuff being put down the drain that shouldn't, septic blockages and repairs, etc.Stay away from mobile homes, stick to sticks and bricks investing.

If you are entering into the promise to purchase and you do not have the means nor the intention of purchasing the property if you cannot find an end buyer than you are lying.If you have the means to execute the offer to purchase (if need be) and you decide to assign your offer to purchase than there should be no real legal blockage for you to sell your contract to somebody who feels that said contract has monetary value.

In the lease term, I specifically stated: landlord is not responsible for inappropriate use of toilets, and "tenant shall be charged for repair of drain blockages or stoppages, unless caused by defective plumbing parts or tree roots invading sewer lines."
