My greatest pain point is not that the deals failed, although that certainly adds salt to the wounds, it's the poor communication, false narratives, chasing (almost begging) for updates, lack of full disclosure, the smoke and mirrors, etc.

Remember, no system is perfect, so avoid the temptation of constantly chasing after the next shiny object.

It doesn't mean your deal is bad.Also, looking at the 1Y stock market performance and lump sum investing at the top is chasing performance.

I’m a mother, a wife, and I work in healthcare, so balancing everything is tough, but real estate is my passion, and I’m chasing my dreams.

Chasing cashflow with rentals in retirement is more just buying yourself a job.  

This typically comes into play with big banks (Chase, etc) who are buying the loans to place them on their balance sheet.

Imagine having getting 150,000 points intro bonus for spending 6k in 6 months for Amex or Chase for example.

As noted, it keeps capital available to replace the HVAC, when it goes out in your first month of ownership, or the roof starts leaking and you are chasing an unknown source to the tune of thousands of dollars.  

My primary residence is debt free as is my rental property-- the thought is the rental will supplement the retirement income and I'm not chasing ROI/ COCr / vacancies / etc.Thanks for the welcome!
