On the face of things it appears you will have a hard time getting a +10% ConC return.

My opinion is that Zillow appears to be the most accurate but I don't know if it depends on the area meaning maybe in another area, Rentcast or Rentometer may be more accurate. 

I believe according to the father's will the property was to become his son's who is now also deceased.Both Deed of trusts are in the father's name and the family has never filed death certificates with the county from what I can see so far.It appears the 2nd position Deed of trust will get auctioned at the trustee sale.

@Joseph Pelensky It does not appear you will have the required closing costs needed to purchase a $700K building through a refinance or sale of your $285K duplex.

. - BUT, it also appears old and probably a symptom of the original house settling.

False equivalency is probably the case for either situation.  

Now appears to be the start of a tipping point where people want to sell, but there aren't many buyers.

I'm sure it's hard to find, I'm sure there will need to be some luck involved, but whatever, I'll be patient and see what appears on my radar.
