Now I will give my opinion on buying a four plex verses building one. 

I’m wondering if the influx of newer apartment complexes near campus has shifted the supply and demand balance.

@Lindsey Matejak we manage a lot of apartments in Berwyn and Cicero where the 2023 flooding happened.

Many of the townhouses have basement apartments. 

I will be quick to admit I have only had experiences with small rentals (6 units and smaller) so if you are looking for help on larger apartment complexes I would not be a great resource.

I would avoid new build properties from southern impression homes.

I'm just beginning but am considering a bigger commitment in the next five years or so by accessing some or even all retirement funds to buy a building (I'm sure people have thoughts on whether or not that is a good idea!).

Build your database and clients.

Plenty of people invest remotely, and as long as you have modest expectations (not chasing the highest possible yield), and are using light leverage, and don't get suckered into buying in a part of town that you wouldn't feel comfortable visiting in broad daylight, plenty of people do this and do... fine.
