hopefully your inspection went well. wish i would have seen your post earlier i would have been happy to help you out with your inspection. but to answer your question, there really isn't anything you need to "ask" your inspector to look for. if he is a good inspector he will know what to look for and what defects are major and should be addressed immediately and which defects are minor.

When you look them up make sure the owner isn't a LLC and that there primary address is not the same as the property you where looking at.

Most fail to consider what goes into owning and operating real estate once it’s purchased and solely concern themselves with how to buy the property.

Recommend you have a great understanding of the answers to these questions before thinking about a lawsuit.You'll also want to use these questions as discussion points with any new PMC you interview.If you post the address, everyone here will be able to give you more feedback about the quality of the listing and perhaps more insights.

I have sold some properties years ago on lease options where the tenant buyers actually exercise their right and purchased the property. ( I was in the deed.)The reason I am concerned to tie another person’s property up  with the lease option is that people can change their mind, as in the seller.  

Happy to help answer any questions about the flight path, but in general there aren’t many areas where that is a concern.

It is a common concern, I think if you are writing competitive offers then you can request a discount.

Why even concern yourself with the legality if it’s self serving and harmful to your family member?  

Tenants should certainly take responsibility for maintaining the property and promptly informing the landlord of any maintenance concerns.

Can some of your concerns be mitigated (locally) through things like strong tenant vetting and property class selection?
