Typically, the mobile home funds can achieve very attractive COC, a somewhat recession resistant business model, decent upside as well.  

Currently, we are targeting multifamily properties of 100+ units, and have been actively engaging with various owners and brokers, submitting Letters of Intent (LOIs) and working to secure deals.While some may consider our approach bold for new investors, we are confident that, with the right team and expertise, we can succeed in achieving our objectives.I’m excited to be part of this community and look forward to learning from your collective experience.

The second year we only spent $25,000, and achieved our original goals.  

In playing with the numbers a bit, I'm seeing a trend of atleast 2% rent to price and (ideally) < 7% mortgage rate needed to achieve a decent cash on cash rate.

With the money they raised they bought too little real estate to achieve their investment objectives, have LENT millions to the training company, financed a couple homes (wonder who got those, I can't find where they ever disclosed - but it will come out).

For the mostly passive San Diego RE investor, you will need to be patient to achieve worthy return.
