The second year we only spent $25,000, and achieved our original goals.  

In playing with the numbers a bit, I'm seeing a trend of atleast 2% rent to price and (ideally) < 7% mortgage rate needed to achieve a decent cash on cash rate.

For the mostly passive San Diego RE investor, you will need to be patient to achieve worthy return.  

If you purchase a rent ready RE investment this could be 0%, but at the opposite extreme a good brrrr can produce the now elusive infinite return (I have achieved this on most of my RE investments but believe it is very challenging in the current market to bp not be cash negative after the refi to extract the added value.I expect to make an offer this week.  

With the money they raised they bought too little real estate to achieve their investment objectives, have LENT millions to the training company, financed a couple homes (wonder who got those, I can't find where they ever disclosed - but it will come out).

Since then I have focused on finding good deals and getting great financing to get stellar cash on cash returns.I have clearly written out levels of of my dream life I want to achieve.

Should be achievable with the LTC/LTV you are quoting.

As I take in the advice from Charles, Joshua and now you, sharing your insights, looking at smaller deals might give me the chance to still syndicate while building a track record and achieving proven success.
