Stayed afloat (barely) through the pandemic with NY properties so i've seen it all at this point. 

I don't see them showing up or paying any of the back rent that's due to become current if they wanted to stay.

How do you buy anything or stay somewhere?

We want to acquire a property in one of these areas, not only as an investment but also as a place where we can stay when we visit the United States.

@Jordan Meltzer unless you find a screaming deal - a Class A property won't cashflow for 3-5 years.Class B: 1-3 years.Class C: most investors don't properly understand the risks, so should stay away from them.So, you may need to deal with negative cashflow, but plan on appreciation increasing your wealth.

I do my best to stay on top of the renting laws as an agent who works with investors on a daily basis.

Meet other investors in your area and stay in touch with them; you can ask them questions that might prevent problems.Best to you!

For me once I've identified the target market/ideal guest, my rule of thumb is if enhances their stay/they'd pay extra for it splurge.
