I've seen many responses from contractors, saying they've got to buy materials, pay their workers, etc and if they don't know you, you should expect to pay a deposit.I can see both sides of the problem.Contractors, if I foot the bill for the materials, your risk is lessened.How can I propose a fair solution to my contractors?

You can get similar returns with co-living (padsplit ect), but that will likely not be a long term solution for you since you have not enjoyed being a landlord.

Of course if you are required to pay off the 2% mortgage then your cash on cash ROI goes way down, but with a 30% equity cushion you’re still way ahead.I really dislike contractor for deed, lease option, or not recording warranty deed as “solutions” for the due on sale clause.

If you are in the less common areas where the taxes and ins are increasing by leaps, then the solution is to sell the property and take your equity and buy in an area where the tax/ins increases aren't out of line.
