:thumbup:Gross leases for operating businesses are like russian roulette, they consume electricity and water, property taxes get adjusted every year, so you're really gambling on A) two line items that the tenant will consume more of (have control) B) property taxes and insurance which you do not--for me, its not worth getting pinched on year 2, then negotiating with the tenant for the entire year just for them to vacate because they can't afford the increase.

I think the situation was different in the mid 90's when you could rent a place in Park Merced with section 8.With regard to quality of tenants and I can only speak for the russian-speaking immigrants I know who have section 8 -- they tent to be older, retired or semi-retired and will probably skip a meal first rather than be late on rent :)

@Jay HinrichsYou are right on... yes this will allow me to unlock about $1.3m equity as it is paid off, thanks to tenants rental payment of $350K over the years I actually took $100K out the day the buyout agreement was signed and bought a 4th property in SF.... a small studio 550 sq ft on the top of Russian Hill, on Leavenworth and Green....
