Not saying anyone that has replied on this thread is a fake lender but SM is full of those folks I will connect you with the actual lenders  I do not participate in fee's just trying to assist..

The reason you can generally only participate if you are accredited is because regulators know that it is easy to get taken in these deals and it is assumed (wrongly so IMO) that if you have a higher net worth and can plunk down a big chunk of cash that you have the sophistication to understand the investment. 

Additionally, participating in local real estate investor meetings can connect you with experienced investors for guidance and potential partnerships.Building relationships within the industry can often be as educational as formal training.

Whether or not there is a self-employment tax attached is based on whether or not you materially participate in this business.

I did look at some of the material participation criteria and we should easily surpass the requirements since we pretty much spent time improving the home ourselves, managed all guest communication, etc.Thoughts?
