They also do a  great job of onboarding newbies and teaching you the basics of str property management software which I appreciated.It's geared towards folks with multiple properties, and is definitely overkill for a single property. 

We try to ensure the salt is applied enough to keep down dangerous/slippery ice and to keep the snow melted, but we don't want to go overkill having a "zero tolerance" ice policy like hospitals have, we just want to keep snow and ice down to an acceptable and safe level, without going over-budget.For some of our buildings where salt seems to be really deteriorating surfaces (mainly building sidewalks and masonry stairs) we thought about using a different product (either calcium chloride or magnesium chloride) however while they are less damaging than pure salt, they are also more expensive (something we are trying to avoid).What do you other landlords do that have midsize (10+ unit) buildings? 

There are more robust PM systems out there but the larger ones can be costly and are overkill for self managers. 

Quickbook’s little brother quicken is overkill for 20 properties and imho much easier for the non-cpa. 

Hard money would work but seems like a bit of an overkill for a house hack.

That being said, consider putting 25% down instead of 20% down as it should drop your interest rate by about 0.5% and make the property cash flow much better.  40% is overkill IMO, the improvement to your interest rate is negligible at best. 

@Cathy Horner I use Buildium for my small property management company, which might be overkill for you unless you are expanding. 

It adds a layer of risk above other options for having someone else manage your money.In any case, if all these thoughts are overkill, just ignore and choose the 1031...

In most circumstances I agree that abatement is cost prohibitive, overkill, and frankly not necessary.
