Be confident that you know you're rights and that they better jump to or they're going to be at risk for losing their ability to provide PM services at all.Either a BB complaint or a complaint to a realtor's association or some other group that governs the PMs in that state will go a long way to costing this joker any more business.But, no matter what, you clearly need to get out of that company fast.

Whether that stems from incompetence, lack of education or malicious intent, take your pic, all those guys were at the party.So fast forward to 2013, those broker jokers are still in the market.

We've got close to 6 figures stashed (liquid) and in some markets that's enough to not need to raise additional capital for an entire deal.

Be sensible and pragmatic about it though, in that your preparations shouldn't put you in a bad spot long term if a downturn does NOT come (e.g. stashing cash under your mattress).

Meanwhile I own a stash of rental properties that ALL of my tenants are 40+ years old.

In the last 3 years I was working and stashing cash so up in savings.

That first year allows me to stash away some nice capex money for the future repairs. 

Once you have a stash of cash you can begin to think about investing.
