They have cut rates in spite of its early year forecast to raise rates by this point.   

After all how is a job bouncer like myself inspite of all my good professional traits...a fit for employee ville(no disrespect)we are real estate here and are knowledge demands we think for ourselves...and if we cant do it...we dont belong.Opposite an employee who fails when he does think for himself.

My vacancy rate is less than 3% annually and I can fill most vacancies in less than a week, so I assume my market isn't saturated in spite of have "excess" units.

In spite of the roof and floor costing considerably more, I was fortunate that some other things cost considerably less. 

Bottom line, if the deal still works in spite of your findings but you are hung up on the "fairness" of it you should probably close.

@Dmitriy FomichenkoThanks.I get the idea now, it appears like inspite of the ability to invest in RE right away you can reap the benefits only after retirement in future ,it is not a 'right here,right now' vehicle like other RE investments funded through other financial channels.

@Jacob Michal That just means that buyers are buying properties in spite of the HOA.

It is up to YOU to go out and find the few people who succeed in spite of all of this.

High cost urban areas are struggling with sever shortage of work force housing so inspite of zoning regs locales are beginning to initially look the other way when a quality "rooming house operator" sets up shop. 

Tenants were always paid rent on time, so I felt, they may be going through rough phase, and inspite I didn't like to keep them in my property, on multiple requests by the guy I extended the lease for next year, lady of the house is no where to be seen in other repair or home inspections.3 months into 2nd year lease during one of my repair visit, when I casually inquired, how is his wife and children, he was pretty rude on why I'm inquiring about his wife and asked me to mind my business, not sure if I have right to check if the people put on lease still leaving or left, but I didn't inquire further and engaged rental agency company to manage the property as I didn't like to deal with this rude person.In the months agency is managing, they communicated to me that HOA got several complaints against this tenant for playing loud music at night, leave trash outside, and other such nuisance.
