Country subdivisions are cash snow ball type investments.  

What about lawn care in summer and snow plowing in winter? 

In my area in Tahoe there is commonly snow damage and subsequent water damage.

Don't forget with a MTR you're paying all utilities including internet and yard care/snow removal, where with a LTR the tenant is paying all that. 

It is a great strategy to throw into the mix when you are working with a lot of reserves, but if you assume a loan at a 3% rate and rates are in the 6-8%s now, then it is a no-brainer for banks to enforce the "due-on-sale" clause and call the loan due on a transfer of title so they can use those funds to make mortgages at the current market rates.

For instance, the owner still does snow removal and landscaping.

We require it and have collected a couple of times (tenant caused fire, tenant failed to remove snow and ice and third party had slip and fall).

So much for low HOA fee.Another aspect of rental expenses is utilities, as well as snow removal and lawn mowing. 

I know about HOA fees and alot of condos/town homes only alow a certain amount of renters, but on the flip side i think my CAP EX would not be as much because im not responsible for the roof, snow removal, yard keeping. any thoughts would help, thanks.
