The answer is you have to really enjoy what you do as the long days won't be work you can't bare to do.

I enjoyed the 3 day workshop and thought it was worthwhile so I joined the $40k program and I have regretted it!

I still plan on investing and did make the decision to purchase other education with a different guy (this time I did my research... hard) but this debt sure is setting me and my girl friend back. 

I'll be honest with you all, sometimes I dream of selling it all and just having 2-5 paid-off houses, enjoying the extra monthly cashflow and just enjoying life.Maybe one day I'll act on that dream and deleverage the way Dave teaches.

Not a goal that'll be soon but would like to gift them a home that they can live in and enjoy.  

I listened to the podcast along with my Renatus education and I do think the podcast helped me A LOT but I do enjoy the commissions And that's just another piece of my "puzzle" now.

Solid 2-4 unit properties are so scarce in these areas (~21 sales in last 12 mo between the 2), the market simply doesn't allow a buyer with a low downpayment to enjoy any "income" out of the gate.

Others get so good at selling information that they forget about the actual real estate deals.Glad you enjoyed the post.
