VCs are smart gamblers who make their money through large liquidity events -- companies going public, getting acquired, etc. 

Otherwise it seems more like gambling than investing and I am not a gambler.

Luckily I'm not dumb or a gambler who'll risk committing a Felony just to get a property so I was ok when the woman showed up at my property.

If I'm a gambler I would say that's a high risk.

Overpriced properties are always going to be a bad investment for cash flow.If on the other hand your speculating on appreciation that is a entirely different animal best left to high rollers and gamblers..  

I have to admit that I am the conservative type, not much of a gambler, so I always make sure to know that there is a clear tunnel at the end before jumping into any situation.
