Thanks for reply @Gino Barbaro  Cheap capital and debt, Introduction of new and awesome tech and an abnormally exceptional market has definitely obscured basic management fundamentals. 

If the answer to all three is Yes, I buy.And let life unfold.I have NO IDEA what the ultimate return will be….NONE….And neither does any other investor if they are honest…..most crystal balls I find are broken.But if one acquires the property is a solid long term manner based on fundamental investing principles and is never forced to sell…History indicates the long term trajectory of price and rents are up.In my experience, real estate follows cycles……. 6 or 7 years of a bull market, 1 or 2 years down (though the up is always larger than the down), 1 or 2 years of flat which then sets the floor for the next run up.

And I also just fundamentally believe that real estate is a good investment right now.Would love to get more of your insights regarding what you think is my best course of action if I decide to buy properties out of state (I.e how to find the right management company, how to do inspections, finding tenants, and maintaining the property).

Many of these buyers have been around 8 yrs or less, and seem to forget two key fundamentals that impact investment real estate:1. 6% interest rates are not historically high.  

Fundamentally, you want access to industry & schools.

That is a fundamental part of real estate investing.

It is a critical and fundamental business skill that can help you identify potential risks, liabilities, issues with regulatory compliance, and opportunities associated with your transactions.

If it passes that and you can make the numbers work, it's a good investment.It comes down to a location test, fundamentally.

What makes Indy a good market to invest is that it has strong economic and demographic fundamentals, modern diverse economy and is very landlord friendly.

There's a fundamental impersonal resentment in every society about giving richer and more powerful people more money out of the pockets of poorer and weaker people.
