Here in College Station, TX I'd say its no big deal just cross your T's dot your I's, and head on down to the local justice of the peace. 

In addition to medical professionals, we also have college/grad students.

I'm a property manager and I absolutely refuse to work with cosigners (except for full-time college students).

Especially if you are going to house hack, if you earn $50k salary on a W2, you can likely buy about a $200k house (yes you need savings for down payment, so that ramen life, keeping the college, paid off car, and living at home, if possible, or with as many roommates as you can find will all help).  

I know that area well (went to college nearby).

Most if not all of my income appears on my Schedule E as rental income from a college rental portfolio that I self manage.

A college student getting an engineering degree should consider different approaches, even if he decides to deploy some/all of the inheritance in real estate, than a high school dropout working a minimum wage job.
