If they deny me to enter, I deny them

My advice is to enter a market by buying a Turnkey fist.  

There are a few things I'm specifically interested --- Do wholesalers actually enter into a PSA?

The last 10 -15 years have seen the introduction of many products that have made it much much easier for marginally qualified and even unqualified people to enter the arena as real estate syndicators.  

I currently have two deals I am a looking to invest in and I think it is a great time to enter the market on the investment side.The first deal a 30 acre parcel with two buildable parcels on it.  

If you use credit card for all expenses they are all auto entered.

They've not really entered South Jersey or the Philly market, but Northern NJ, NYC, Long Island, Fairfield CT, and Westchester have Wall Street all over the place.

Let the seller’s agent know that you expect the money returned to you 30 days after the judgement of confirmation of sale is entered. 

Question1> Cash Out Refi LTV: Single assets versus multiple properties: If all properties are performing how many should be considered into 1 portfolio loan, or should properties be enter into loans separated then combined?

You can add to your Chart of Accounts to account for owner contributions and movement of money between LLCs to help with the funds that flow from one account to another and for funds that enter the business with personal funds.
