Neighborhoods like Morningside, East English Village, and Bagley are great examples of areas where properties have appreciated, and there are still a lot of up-and-coming pockets where there’s growth potential.Detroit isn't perfect, of course, and it has its challenges, but I've found it to be a great market to build a rental portfolio that balances cash flow with appreciation.

I've attended a few in S.F. and San Jose recently, but went to ones in the East Bay several months ago. 

I'd recommend Olde Towne East / Southern Orchards / Grandview / Fifth By Northwest and a few others. 

I’m in Melbourne FL (1 hour east of Orlando) and the market is slow without much interest. 

The climbing there is really good: it’s some of the best in the North East IMO and Cannon cliff is also really good just about an hour away across the scenic Kanc highway.

I have sfh on the east side of town, but I also on the west side.

Even in the “gentrified” neighborhoods of Federal Hill, Fells Point, Canton, Harbor East, desirability can be very block by block so you have to be careful that you understand these neighborhoods (and blocks within) somewhat intimately.

In East TN, it still works.

Real auctions are so NOT for new investors or most investors or any outside the window looking in. wow that one I have not heard but I am not keen on East coast foreclosures I like Ohio OK and IN  but PA NJ NC  those states are just way to complicated for me..

I'll quantify, suburbs of Rochester, NY in Monroe county east of the Genessee river, see 5-10+% appreciation for the next 4 years as measured Zillow home price index.When talking on historically the US was a-ok on kick-the-can economics, REMEMBER, 60 of the last 100 years Europe and Asia were in some state of burning rubble.
