Neighborhoods like Morningside, East English Village, and Bagley are great examples of areas where properties have appreciated, and there are still a lot of up-and-coming pockets where there’s growth potential.Detroit isn't perfect, of course, and it has its challenges, but I've found it to be a great market to build a rental portfolio that balances cash flow with appreciation.

The climbing there is really good: it’s some of the best in the North East IMO and Cannon cliff is also really good just about an hour away across the scenic Kanc highway.

Even in the “gentrified” neighborhoods of Federal Hill, Fells Point, Canton, Harbor East, desirability can be very block by block so you have to be careful that you understand these neighborhoods (and blocks within) somewhat intimately.

Real auctions are so NOT for new investors or most investors or any outside the window looking in. wow that one I have not heard but I am not keen on East coast foreclosures I like Ohio OK and IN but PA NJ NC those states are just way to complicated for me..
