Every morning she wakes up telling herself she is going to exercise and stick to her diet.

I agree wholeheartedly with the schmoozing, I've been schmoozing my park managers for years ... but usually with Greenies instead of Brownies :-) Helps them stay on their diets!

But I think we need to change up her diet.

Have the seller cover the ambient treatment and call it good (after eradicating the "source" of the problem)?

I eradicated them entirely without any recurrence using MINT!

I'd cancel or find a way to destroy or eradicate the animals. 

Termites do not eat just wood, they eat books, cloth, and yes, concrete as well as a mean for a path to get to the rotten woods or desirable termite diet.
