In this completive market, it seems as though off-market deals is the only place to really find a "comfortable" position to be in (although completely aware that we are all in a risk filled area of investing). 

In my experience, it's crucial to be aware of these state-specific rules to avoid unexpected tax liabilities.

I do make the sellers aware I have banks lined up ready to work with the structure I am proposing and have experience closing similarly structured deals in the past.

Why did you violate those state laws you aren’t even aware of?

Much of the behavior we see stems from a lack of education or awareness.

I have a clause in my lease that states all parties are aware that if the entire rent is not paid all of those on the lease are named on the court documents.

I am aware of how the lease option business model works, and it's terrible. 

I have no idea why, it seems obvious to me that things wear out over time, and especially with most being aware of depreciation I have no idea why there is a disconnect as to where depreciation stems from.
