Housing sales price is way below national average being the median price for a single family home is 90k.

I have only have girls and they are much more capable then your average boy so don't let that affect you.   

Adjusted for inflation, the prices of homes in a desirable location appreciate more than average wages. 

Convince yourself that there's a better than average chance that you will lose, and if you can live with the time, energy and money spent if you do. 

**Cash Flow & Reliability**: The cash flow can be great, especially since the rent is typically above the average for the area, and it’s guaranteed by the government.

I have not paid retail for RE in many years and would not in my high cost market (average SFH is ~$1m).  

Keep in mind that MTR bookings average 3 months so you wouldn't want to move utilities that often. 

Is the credit over 780 for both #2 applicants, or is that an average?

Then determine your burn rate, days between call to cash, take down ability and average profit per opportunity.
