If its a New Western deal though I am extremely dubious .. those require extra due diligence as the deals I see coming from them one needs to verify every aspect of what your being told.Due to the response of a poster above, it appears I was not very clear in what I was trying to say.I was trying to say that most of the people cheerleading like finding off market deals is easy Haven’t done it themselves.

From everything that I have been able to find, HUD does not forgive or back down, my mortgage company so far appears to be unwilling to back off the price, I doubt the buyer is willing to come up on their offer and I feel I am faced with 3 options: 1) I let the sale proceed and end up with no money, owing money, and no where to go, 2) The buyer proceeds to sue for the property because I signed a commitment to sell, I will end up with no way to relocate my family and nowhere to go, or 3) the home goes to auction and again, no way to relocate and nowhere to go.

The people appear as guests and will tell their story, then you google that person and you find they are partner in XYZ syndication.Linkedin: Look for anyone that has a headline of "I help business professionals create passive income through real estate".This will get you a lot of sponsors and/or capital raisers for other sponsors.
