If you have access to outside capital/equity, you already have an advantage over most.

When someone wants to work with me on a deal and tells me they're one of his acolytes, I tell them I'm not interested.

I have all three kinds of parks- LT RV, POH and TOH so can help with repair estimates but so much depends on location and access to reliable repair services.
