The pendulum is in the exact opposite phase right now, for everything that didn't need to be verified at all in 2006, now it needs to be verified 3 different ways (80% of the paperwork required you actually didn't even see or provide because it was on the back end, a typical printed loan file is currently about 4 inches thick, compliance costs to originate a FNMA mortgage are about $4000 to $8000 depending on who you ask).

Thanks for the info. in maine we have added risk and weight of snow and ice. risky add more weight to aging roof. ive done both. but prefer rentals get metal roofs so no build up no replacement for 30-50 years. btw 1 inch ice equals 12 inch fresh snow.

It's raw land I inherited and now need to pay tax on......believed to be un-buildable property (10 acres, has a few inches of water so it's called 'wetland') although it's on a busy 2-lane road.

The chemicals were $400, and I essentially dug a 12 inch ditch all the way around the perimeter and dumped them in.

I installed a new hvac unit in my personal house, blew in 12 inches of insulation, added soffit vents 8 more of them, a ridge vent , and added storm windows at the recommendation of my hvac contractor.

Like one little lot split i was doing in Lake Oswego.. we do the pre app and all the other things to get to a land use decisions ( probably 15 to 20k)  and no mention of this through the whole thing. .but one of the land use conditions was to replace the old water line in the street with a 200 ft run of 8 inch ductile iron.. all for hooking up two houses.. total BS this is a major road.. the cost to do this will be significant .. so we are appealing that condition..

Purchase price: $77,000 Sale price: $109,000 House hack, no upgrades other than a little interior paint to cover up some oil stains and repainted the trim to the backdoor, and we put some mulch in the frontyard around the tree and under the shrubs.
