We have been studying Buffalo's market and it looks really promising. 

Perhaps do a case study with a hypothetical deal you think is typical for what you are looking at and compare it to the alternative investments you might use and their expected returns.

In fact, a couple of recent studies have shown that working with a broker typically saves about $10,000 on a residential mortgage.
