Their insights highlight the necessity for a careful approach to vapor barriers and insulation, emphasizing compatibility with the building's original design and moisture management needs. Here's the plan:Ceilings/Attic Floors: Elevate insulation to R-38 or above, incorporating vapor retarder paint or smart vapor retarders for optimal moisture management.Walls: Boost insulation to R-13 or more, utilizing smart vapor retarders or materials with adjustable permeability.Basements, Crawl Spaces: Increase insulation to R-19, targeting ground moisture and internal humidity control.Materials: Opt for eco-friendly, breathable insulation and vapor barrier materials that preserve the building's historic charm. This meticulous approach elevates the property's energy efficiency and moisture management, enhancing its value and ensuring a profitable return without compromising its architectural integrity.I'd like to hear your thoughts, experiences, or any advice you might have on integrating vapor barriers and insulation in renovating historic properties.

It doesn’t have to be frosted/filmed since being located that high up “outsiders” won’t be able to see anything (taking into account the slab elevation, I guess a 6’4” person could perhaps see).

I'm working on a 2.2 acre site in plant city a suburb of tampa and the density allows for up to 10 units or 12 units and that is what we are going to push for, the highest density permitted. even then they could go larger through planned development or variance requests but I think that's enough for them on this lot. land has a ton of issues in general, check the elevations, utility access, title, tons of things to consider. happy to take a look I'll send you a message

To 30 day stay - or to not

We actually have the option to STR on a few of our properties and decline to do so because we make more money than an LTR on our medium-term rental with a lot less work than an STR.The pros to medium-term rentals: high occupancy rate, no local regulation issues if you are 30+ days, elevated rents, more and more people are staying longer, often the midterm rental tenant pool is professional.
