My dad would prefer the buy/fix/rent strategy, but of course I'm younger and I want all the thrills of making some cash so that I can start to build up some equity I can use to make more money down the road.

So i usually sell him these types of deals, i get soooooo many messy type deals with title issues, tax issues, liens issues,heirs issues and etc..this guy gets a thrill out of them the messier the better.

I've used postlets and have always been ok with the look and feel but not thrilled. people still call and ask questions that are right on the ad but because the ad created by postlets is "tabbed" it's not always obvious that there is more info.

Long story short... they were not thrilled with the location of the properties and bailed on the contracts.I was furious because it matters to me completing with the seller too... it's not just about my paycheck (that mattered too, though... it meant $50k in fees to me) I am always very thorough in providing full information on every property to my "virtual" investors.

I think your advice is sound, but without knowing the op tolerance to risk is, and the rewards he wants, I think your response is strong. reading between the lines of the original post I think you are correct, but still rei is better than the casino.
