Two identical houses that are about 12 feet from each other and basically on the same lot.One is vacant, and has even been broken into and had wiring and pipes stolen.

We don't want prospective tenants seeing anything unclean, and we don't want current tenants claiming items were broken or stolen by people viewing the unit.

It installs faster, doesn't corrode, doesn't get stolen, and can (generally) freeze once or twice without breaking.Installing pex fittings is easier than copper, but can be tricky.

We have had our Furnaces Stolen, Copper Pipes, Siding off the houses, and water heaters in between renters.  

Same with garbage in the backyard or the stolen light bulb from the basement.

I was taking chances and picked up this, that had been mortgage frauds (I could see it on the pics on Realtor.com) and where I'd only needed to replace the stolen items. 

@Andrew Ware  Every investor has the same risks of personal issues to deal with.. and extraneous issues out of their control.as much as anything I see a lot of people jumping into buy and hold ( and of course you have to start somewhere) but they don't even know if they like landlording or not.. or have the temperament for it. only to discover they don't.... and you better have appreciation or your going to lose money when your 3 cash flow properties in that don't go up in value and you say to yourself I don't like this I want to sell and buy notes or I want to only do short term lending or I only want to invest with a natinoaly ranked syndicator or I only want to buy REITS or I want Bitcoin..
