I am a Jacksonville broker with experience with 1031 exchanges, but these properties are in 3 separate markets.

I’ve been working exclusively in my local market since October and am excited to share that I already have a couple of deals under contract!

We have a new STR coming to market. 

The owner has taken it off market and I'm just trying to explore my options of selling it off market for a deeply discounted price.  

I didn't use it, but I looked at the marketing materials.

Maybe not as flips since the markets are different, but will lenders take any pf that experience into consideration? 

I'm not a typical Realtor perse looking for clients so I don't need the trust factor that may go with the REALTOR symbol in my marketing or anything.

Science, monetary policy, stock market are all just speculation but people still believe and live with it.

Day traders are not exempt unless they elect mark-to-market (MTM) accounting, which eliminates wash sale tracking but taxes gains as ordinary income.To manage taxes, track trades closely, avoid overlapping purchases, or consider MTM election if trading actively.

And the rental market is pretty stable.
