With my crazy accent, with no family, being a foreigner, being a dark skinned foreigner, no money, on a visa, no unemployment options...It was really hard for me too... the trick is... you can either complain, cry "unfair", feel sorry for yourself, and agree, that your crappy life gives you valid reason to give up and that it would be justified...or you just step up.

If they are trying to close under an entity while going full document purchase, there will be a challenge as institutional lenders (rocket, UWM, loan depot, RCN, etc) will have a more fine tooth comb approach but with DSCR based/bank statement programs are more accepting to LLC or entity ownership.

You are recognized as having a greater knowledge as a broker/agent than an agent, in reality with some mentioning of your license you may be selected over another agent based on perception by the public.Be good too, the judge will also look at you in a more professional light.Now, reality, the additional education is over office management, licensing requirements of agents, administrative aspects, escrow accounts and accounting, MLS, advertising requirements, it's not more in depth as to real estate from a property or marketing standpoint.
