Too many people think an LLC is some magical device to insure them against the most unlikeliest of incidents.

But I don't like that for 2 reasons. 1) I like FULL control of who gets into my place.

Many investors like this for the added control over their IRA and for diversification.  

Also remember one cannot control mother nature, and so things like hurricanes or flooding happen sometimes.Hope this helps.

You are missing lawn care, pest control, replacement reserve, admin fees and Management costs. 

In that option your 50K will control 200K worth of real estate that your tenants are paying off for you.

Then it might be possible to install a remote-control drain with a button at the front of the tub; I've seen one model and there are others, but it might be hard to get enough access through the side wall to install the control mechanism below the tub.

Things are likely going to go wrong that you will have little control over.
