Using the 70 multiplier follows the same process that a lot of people use when buying SFR on a 10x of attainable monthly rent - same logic and math. 

Flipping contracts has made it attainable, albeit with one foot out if bounds.

Getting to 10K a month in gross rent is definitely attainable BUT it all depends on an individuals financial status, needs and wants, market they are investing in, etc.

The people that care about us most in life want to protect us, they don't want us to be disappointed when we don't reach our goals, so they encourage us to set attainable and realistic goals.
